Buying our first home in the 2022 market came with a lot of anxiety, and that translated into us wanting to make quick, sometimes poor decisions whenever we found a home we liked. Throughout all of this, Vince was the voice of reason, and we ended up making a better decision because of it. Speed is necessary in today's market, but it can often lead to poor decision making. We went to see a home, made an offer an hour later, then decided to rescind that offer an hour after that, once we had taken a second look and decided it wasn't the right decision. Vince took care of it, rescinded our offer, and did not judge or change his behavior towards us in any way. He did not pressure us into buying, or even question our change of heart, despite the fact that it would have made for a quick and easy commission. Vince is meticulous, and was great to have with us when visiting homes. While we were looking at countertops and showers, Vince was looking at the important things for us, like for evidence of leaks, poor construction, poor maintenance, or poor appliances. His attention to detail and honest feedback about when a property was wrong for us was amazing. It was evident that he truly cares about the happiness of his clients over the long-term. When we had an issue with the home soon after purchase, he came right out to help solve it, despite the fact that he had already collected his commission check and had no obligation to. *I’ve never done a review for a product, business or person. Until now... I contacted 3 local real estate offices requesting a market analysis from a realtor with a minimum of 10 years experience in my area. My first meeting was a team of 2 very seasoned veterans that complimented each other’s skill set that also actively “flipped” houses with their own contractors. They offered a blue sky market value and suggested various points that could be done to improve values. I mentioned the amounts to have them done seemed less than I could get it done for and was offered the use of their contractors but not until their own house was finished in another 6-8 weeks. The next agent I met with said just “save time/money and don’t do anything at all because builders will want it as a knock down” and gave me a market value on the low end of the spectrum. Months later I drove past a billboard and recognized their face and asked myself, how does this realtor afford marketing themselves this way and concluded that the shortest meeting with the least details and the lowest suggested asking price with not one single follow up call requires high volume and low level of service and although I don’t name names here, I’d recommend running away from that realtor. Then came “Team Vince” who came to meet me with a trusted contractor with creative and intelligent suggestions of what specifically could/should be done, why and with estimated costs (considerably less than expected) on the spot. Down to the exact shade of paint, Vince became my trusted advisor and realtor on the spot. Seriously. I didn’t live near the property and was commuting 2 hours 7 days a week and caring for a very ill family member and Vince literally took care of everything and I mean everything! An excellent appliance contact? Check! Overseeing contractors daily and updates on progress? Check! Incredible communication? Check! Marketing, staging, interactive technology, open houses and intelligent insight when this Covid-19 pandemic began? Check! My first meeting was a team of 2 very seasoned veterans that complimented each other’s skill set that also actively “flipped” houses with their own contractors. They offered a blue sky market value and suggested various points that could be done to improve values. I mentioned the amounts to have them done seemed less than I could get it done for and was offered the use of their contractors but not until their own house was finished in another 6-8 weeks.The next agent I met with said just “save time/money and don’t do anything at all because builders will want it as a knock down” and gave me a market value on the low end of the spectrum. Vince came prepared in our first meeting on April 19th with a comprehensive analysis on all aspects of planning for the sale of our home. He gave us a realistic range of sell price and time on the market we could expect.
